If the materials cost only $500, and I’m just adding another small 7′ X 11′ bedroom to the interior house, is it legal? Do I need a building permit?

I’m not obstructing any structure beams or posts, I just want to rent the additional room. More so, why do you need a permit for a little project under $500 U.S. dollars?

You will need planning permission for any additional rooms. Go to your local authority office and ask for the forms. If you build without permission when you come to selling the house, you will have problems because the people will want to see the permission for your additional room

    Because if you do not pay for the required permits and later there is a disaster, say a fire, then your insurance will investigate, and if they find out, you will be in a world of hurt.

    Yes you’d need permits. There will be electrical issues involved, unless the room won’t have electricity, which then would be hard to rent out.

    Also there would be foundation issues. Can the floor support the added weight. What about the roof for this room.

    Or are you wanting to take a larger room and divide it into two rooms? It’s hard to tell from your question. If you want to divide an existing room, you may still have electrical issues. It doesn’t hurt to talk to your planning department because you may be creating an illegal structure that will get you in trouble down the line.

    Each area is different. Where I live you wouldn’t but most areas you probably would. Some areas will go as far to fine you others will require you just to remove it. More than likely nobody will ever know until you try to sell the home.
